Mixed-Use Development Planned in Rosslyn Gets Stamp of Approval

Rosslyn is getting a large, high-end mixed-use development with 274 residences and a 24-story office building with 11,000 square feet of retail space.
The Arlington County Board approved plans for the massive development, owned by Monday Properties, on Saturday. Monday is working with architect Shalom Baranes Associates on the development.
The development at 1401 Wilson Boulevard (map) is part of a transformative plan for the neighborhood and will anchor a planned 18th Street corridor, Arlington County Board chair Jay Fisette said in a release.
“This redevelopment is a key part of our efforts to transform Rosslyn into a world-class downtown,” he said. “It will bring a much-needed full-service grocery store, a beautiful public space with interactive play features, and 274 residential units to the heart of Rosslyn.”
The development, which required the board to rezone the site, consists of two towers, one for the residences and one for the office and retail space. The grocery store will be located on the ground floor of the 28-story residential tower, while the adjacent 524,135 square foot office building will feature more high-end retail. As part of the deal, Monday Properties is contributing $7.8 million for affordable housing development near the Rosslyn Metro.
The office building will be LEED Platinum certified, while the residential building will be built to LEED Silver standards. As part of the development’s approval, Monday will also pay to create an improved pedestrian environment on 18th Street; protected bike lanes; two small parks or “gardens” adjacent to the development; $5.7 million for public transit in Arlington; and $3.1 million for park improvements in the neighborhood.
