New Residences and a Restaurant Planned Next to Uptown Theater

More density is planned for Cleveland Park, this time just down the street from the Uptown Theatre.
Nicholas Development has applied to seek Historic Preservation Review Board (HPRB) approval for a proposal that would add six units to 3432 Connecticut Avenue NW (map) in the Cleveland Park Historic District.
Just two doors down from the historic Uptown Theater, a setback story and a habitable penthouse are proposed atop the three-story, 12-unit building, bringing the total number of apartments to 18. Four surface parking spaces would also be added to the rear of the building, which currently has no parking.

The total square footage of the building would more than double, from 11,710 square feet to 25,385 square feet, and the unit mix would include studios to two-bedrooms. The proposed building would also have a roughly 5,411 square-foot restaurant with sidewalk patio on the ground floor. CORE architecture + design is the architect.
An HPRB hearing has not yet been scheduled. This project joins another planned 16-unit project a mile away in the same historic district.
