Missing Middle Housing May Remake DC Block

Last week, UrbanTurf reported on how some missing middle housing typologies can fit, sometimes seamlessly, into DC's current zoning. Now, a new zoning application offers a real-life example of this.
Saxena Companies has applied for special exceptions which would create a total of 12 units across the vacant lot at 751 Columbia Road NW and the adjacent rowhouses at 753-757 Columbia Road NW (map). The properties are in the RF-1 (residential flats) zone, requiring a special exception to add a third unit to each existing house.

Each property would get a third floor set back, and a three-story rear addition extending 30-42.5 feet back. This would deliver two- and three-bedroom units on the cellar through third floors. A metal stair would provide each unit access to seven surface parking spaces and a shared courtyard. RAM Design is the architect.
The site abuts Bruce Monroe Community Park, the site of an approved New Communities Initiative planned-unit development where work has yet to begin due to an ongoing appeal; the sister site at Park Morton may break ground this year pending relocation of its current residents.
