395-Unit Project in Courthouse Gets Green Light

A 400-unit project for Arlington’s Courthouse neighborhood will move forward after the Arlington County Board approved it on Saturday.
Gables North Rolfe Street is planned for 2.17 acres just off Highway 50 between Fairfax Drive, North Rolfe Street and North Rhodes Street in Arlington at 1307 N. Rolfe Street (map). Developer Gables plans two buildings, one with 90 units and the other with 305 units, that will be interconnected to allow residents shared use of amenities. A four-level parking garage will sit underneath the buildings. A third, 14-unit building will house a substance abuse recovery program, Independence House, as part of a community benefits package.
The developer will also include 39 affordable units in the buildings, build an 8,000 square foot park and construct the main residential buildings to LEED Gold certification standards.
“This redevelopment addresses some of the important priorities that the Fort Myer community identified in the Fort Myer Heights North Plan,” said Arlington County Board Chair Mary Hynes in a news release. “It includes on-site affordable housing, brings a new public park to Fort Myer and preserves some beautiful, mature trees. Importantly, it also rebuilds Independence House, the County’s transitional living facility.”
KTGY Group is the architect of the project. Gables hopes to break ground in the third quarter of this year, start construction on the main buildings in the first quarter of 2016, and deliver its first units in the second quarter of 2017.
