Award winning developer Monarch Urban has debuted a stunning collection of townhomes in DC’s newest alley community, Kings Court.
Kings Court includes four exceptional two-story townhomes designed to be both aesthetically beautiful and functionally superior. With unrivaled craftsmanship, desirable features, and proximity to some of Capitol Hill’s best amenities, Kings Court is one of the city’s most unique new construction developments.
Kings Court is located at 30-36 Kings Ct SE (map), part of an extra wide block similar to other well-known alleys such as Blagden Alley or Naylor Court. This abundance of space creates a private setting for the homes and allows ample room for charming courtyards and off-street parking, including heated full-size garages. The alley community is tight knit and includes a well-loved community garden and artist studios.
Three of the homes at Kings Court offer three bedrooms, two-and-a-half bathrooms and over 1,900 square feet of space. The fourth home is fully detached and offers two bedrooms, two-and-a-half bathrooms and nearly 1,100 square feet of space. All of the homes are fee simple, meaning there is no HOA fee, and include off-street parking.
With abundant energy-efficient windows and numerous skylights throughout, these homes are flooded with natural light. Bedrooms are generous in size, bathrooms are spa-inspired and the spacious chef’s kitchens are fully equipped. Each home features recessed LED lighting, dual-zone heating and cooling, beautiful sand-in-place hardwood flooring, and custom built-in shelving and closet storage.
Additional kitchen features include professional-grade, panelized Bosch and Fisher Paykel appliances, including a striking 36” induction range; built-in refrigerator and dishwasher; quartz waterfall countertops; built-in drawer microwaves; and plentiful storage and seating. Bathrooms feature custom vanities, quartz countertops, soaking tubs, frameless glass showers and decorative light fixtures.
The three-bedroom homes each include an attached garage with electric vehicle charging pre-installed, and the two-bedroom home includes private off-street parking. Owners also have the option to purchase additional off-street parking adjacent to the homes.
Kings Court is located on the same block as Capitol Hill favorite The Pretzel Bakery, two blocks from beautiful Lincoln Park, and a short walk to Eastern Market. Within a few blocks you also have the new Capitol Hill Safeway and multiple Metro stations, as well as many popular dining options such as The Roost (a large and ambitious food hall from Neighborhood Restaurant Group), Caruso’s Grocery, and recently opened Hill East Burger.
Two fully furnished Kings Court model homes (located at 30 and 32 Kings Court SE) can be toured by appointment or at the property's recurring weekend open house. Pricing for Kings Court starts at $950,000 for the two-bedroom home and $1,300,000 for the three-bedroom homes. Sales are by McWilliams|Ballard.
