Fireplaces, Ensuites and Attics: What DC's Luxury Renters Are Looking For

The DC area has plenty of rental stock that caters to high-earners. Now, Zillow has analyzed what terms are used in listings to entice prospective tenants to those luxury rentals.
As seen below, the terms “master” and “suite” carry great weight in luxury listings in the DC area; typically, the phrase “master suite” conjures images of a large bedroom with an attached bathroom (“ensuite”) and, ideally, other features which set it apart from other bedrooms in the house.

Top luxury listing terms in DC
The terms “bath”, “attic” and “ensuite” are unique to the DC area’s top listing terms, not appearing in the list of the top 50 terms used nationwide. Other interesting entrants in the top ten are the terms “family” and “fireplace”, with the former likely referring to family rooms and the latter being a more functional (or perhaps a more visually pleasing) feature.
Perhaps the most surprising outcome of this study is the glaring absence of kitchen-related terms from DC-area luxury rental market listings.
