Among the many real estate developers in the DC area, homebuyers would be prudent to keep an eye on Urban Edge. The boutique firm—founded by John Gregg—has developed a reputation for turning out extremely high-quality, custom homes that become vibrant and unique additions to the neighborhoods in which they are built.
Urban Edge strives for design creativity and perfection, using only the finest finishes and materials, implementing sustainable solutions wherever possible, and maintaining an exacting attention to construction details.
"Our clients continually offer that the unique nature of our product and the attention to detail is what compelled them to call an Urban Edge project their home," says Gregg. "As we move forward, I only see our commitment to this approach growing."
The small but diverse team at Urban Edge includes people with backgrounds in architecture, engineering, construction, finance, and real estate, allowing them to handle every aspect of their projects, from acquisition to design and construction to sale. This comprehensive approach allows the firm to ensure design intent and quality standards are always met.
With more than 25 projects in its portfolio, Urban Edge is currently focused on bringing three unique developments to fruition.
505 & 507 PARK ROAD NW
Urban Edge is in the process of bringing a new condominium development to Park View, a neighborhood where the firm has already developed four projects. Utilizing an existing brick home and the adjacent lot, the conversion will bring two condominium flats and two (new construction) townhouse-style homes to market. Each of the flats will have three bedrooms and three bathrooms, while the townhouses will have three bedrooms, a home office, and three-and-a-half bathrooms. Finishes will include sand-in-place hardwood floors, custom kitchen cabinetry, and large primary bedrooms with sumptuous ensuite primary bathrooms. The development includes three rooftop decks and three private patios, and completion is expected this fall.
"Our advice for interested home buyers' is don't wait," says realtor Josh Ross. "The last Urban Edge condo project we brought to market sold out in under a week."
217 16TH STREET NE
The second project is Urban Edge’s most ambitious to date, involving the transformation of a Capitol Hill church. All of the beautiful features of this under-utilized church structure will be maintained, while the functional spaces are modernized and expanded. When complete, the new property will house nine condominium units. The common space will be housed in the old church spire; stained glass windows will be re-purposed; and the front unit will have a double-height living space to preserve the rose and arched windows. Six of the units will have rooftop decks and/or balconies. There will be communal outdoor spaces along the entrance walkway and rear yard for social gathering. Completion is expected in the spring of 2024.
425 13TH STREET NE
This 11-unit project will be the Urban Edge’s largest to date. Located on Capitol Hill near the H Street Corridor, each residence will be family- sized, with either three-, four- or five-bedroom layouts. There will be three two-level penthouse units, each with rooftop space adjacent to a green roof. All of the units will have large windows and open plan kitchen and living spaces. Completion is expected in the spring of 2024.
