As Amazon moves into Arlington County, some sections of the county outside of the National Landing area are taking stock of the state of the market. Arlington Economic Development commissioned HR&A Advisors to author a commercial market study of the 3.6-mile Columbia Pike corridor, and the resulting report contained several nuggets about how the Pike has changed since 2000. Below, UrbanTurf picks out some of the more interesting stats.
- 1,221 -- The number of housing units constructed along the Pike from 2010 to 2018. Of the new housing, 969 units (79 percent) were multifamily; 224 of the new housing units were affordable.
- 34,701 -- The expected number of households along Columbia Pike in 2045, an increase of 46 percent from 2018.
- 1,496 -- The expected number of households with Amazon HQ2-related jobs when the Amazon campus is fully built out in 2035. This works out to an average of 88 new households per year, and assumes that, out of 69,604 HQ2 households in the area, 9.9 percent (6,862) will live in Arlington, and 21.8 percent of the Arlington HQ2 households will settle around Columbia Pike.

- 270,000 -- The square feet of retail constructed along the Pike since 2003, equalling 38 percent of the total retail along the Pike.
- 94,000 -- The total square footage of retail currently under construction.
- 7% -- The vacancy rate for new retail. For older, legacy retail, the vacancy rate is 3 percent.
- 17% -- The vacancy rate for office space in 2018.
- 8.2% -- How much median household income has risen from 2010 to 2017 along the corridor, from $75,400 to $81,600. Regionwide, median household income rose by 1 percent, from $96,100 to $97,100.
