Arlington County to Consider JBG Smith's Blocks-Long Crystal City Redevelopment

This Saturday, the Arlington County Board is scheduled to consider one of the most talked about projects in the county: the three-block, mixed-use Crystal Square development.
As proposed by JBG Smith, the development would deliver roughly 84,000 square feet of new retail and commercial space, a public park, and a plaza fronting a new entrance to Crystal City Metro station to the blocks bound by Crystal Drive and Route 1, from 15th Street South to 18th Street South (map). The retail will include a small grocer and a new location of Alamo Drafthouse Cinema.

The development may or may not include a residential component; JBG Smith requested that an application to convert the vacant office building at 1750 Crystal Drive into residential be set aside while the development proceeds with reskinning and repositioning the existing building as Class A office. The developer does reserve the right to pursue conversion depending on the market conditions after the retail portion of the development is operational.
Rezoning and site plan amendments would be required in order to produce the Gensler-designed development. County Board staff recommends the Board approve the applications.
