691 Apartments Proposed to Replace Rosslyn Xerox Building

A massive residential development is in the works a couple of blocks from the Rosslyn Metro station.
Insurance company TIAA, which owns the Xerox Building at 1616 Fort Myer Drive (map), is partnering with Nuveen, LLC to replace the 1970s-era building with a 619-unit development. The two-parcel site is about 1.5 acres and while it is zoned for mixed-use, the developers are looking to rezone it as Rosslyn C-O.

The proposed building would be 30 stories, and up to 250 units may serve as short-term rentals during lease-up for up to five years. There would also be a pick-up/drop-off area near the entrance on Fort Myer Drive, and 437 parking spaces partially below-grade.
Per the application documents filed with Arlington County, the proposed building is meant to be "an iconic architectural feature for Rosslyn's southern gateway."
