49 Condos Proposed for Former Hotel Site in Mount Vernon Triangle

Despite dismissal in August of an appeal against a Mount Vernon Triangle hotel that got zoning approval in early 2019, the developer is moving on with a new development plan in mind.
Developer Kline Associates is applying for historic preservation review of a condominium concept for 923-927 5th Street NW (map). Rather than 153 hotel rooms, the 11-story development would now deliver 49 condominium units above a restaurant.


The proposed development would restore the existing historic façade central to the site and reconstruct a bay window for storefront use. The cellar level would house storage units, a bike room, and a fitness center, and there would also be nine spaces of interior garage parking on the ground floor. Fillat + Architecture is the architect for the development.

The unit mix would include one-bedrooms with and without dens and two-bedrooms; units fronting 5th Street would have either bay windows or balconies, and each of the two penthouse units would have private rooftop terraces. It is unclear who would be the restaurant tenant; the signage on the rendering may be a reference to the building's previous mid-century tenant. Additional renderings are below.
