A New 41-Unit Development Proposed Along Bladensburg Road
The owner of the retail building at 1214-1216 Bladensburg Road NE (map), along with contract purchaser Urbanico Realty Group, has plans in the works to replace the structure with a 41-unit residential building.
The new development will be four stories with habitable cellar and penthouse levels. Five of the units will be set aside as inclusionary zoning.

Due to the building's lack of alley access, the application seeks a special exception to forgo providing parking spaces; 12 are required. The application also cites the location's proximity to the H Street corridor, the streetcar and Metrobus lines as justification for the lack of parking. "The location near the H Street Corridor and on a main roadway will encourage walking and patronization of local business by foot and not by automobile," the application explains.
Bonstra|Haresign Architects is the building architect. A zoning hearing has not yet been scheduled.
