35 Affordable Senior Units Proposed for Phi Beta Sigma Headquarters on Kennedy Street

Historically-Black fraternity Phi Beta Sigma is looking to be a better neighbor in Manor Park by leveraging the office space they have occupied since 1975 to create affordable housing.
The fraternity has partnered with Peebles Corporation to replace their two-story headquarters building at 145 Kennedy Street NW (map) with a five-story building, delivering 35 affordable senior apartments above 6,000 square feet of new office space for their organization.

As shared at the ANC 4B08 single-member district meeting on Monday night, all of the units will be affordable to households earning up to 50% of area median income, and 20% of the units will be permanent supportive housing for more vulnerable households.
The unit mix will span from one- to four-bedrooms, and the development team also expects to create 15 below-grade parking spaces. The project will require a voluntary design review application to be filed with the Zoning Commission , and the team also plans to request zoning relief to add seven feet to the height of the proposed building.
As designed by PGN Architects, the building will be in two shades of brick and the façades will incorporate elements that reference Phi Beta Sigma symbology. The development team expects to file a zoning application next month.
