320 apartments and a new grocery store could be on their way to Capitol Hill.

On Monday evening, representatives from Safeway, developer Foulger-Pratt and architect BKV Group presented the preliminary concept to redevelop the Safeway store at 14th and D Streets SE.

The 50,000 square-foot Safeway currently at 415 14th St SE (map) would be replaced with a 50-foot tall matter-of-right development, delivering a new 60,000 square-foot Safeway store below three floors of apartments.

The range for the apartment count would be between 320 and 345 units; tentatively 60-70 percent of those apartments would be studios and one bedrooms. The building will also have a setback penthouse with residential use and amenity space. The main grocery entrance would be at the 14th and D Street intersection.

There would be 194 spaces for retail use on the first underground level, accessible on 14th Street. The second underground parking level will deliver approximately 160 parking spaces and bicycle storage for the residents.

The sidewalks will likely remain the same width that they are now, and although the bikeshare station on the site will have to relocate during construction, it will return with a second bikeshare station added upon completion.

The development team will present their concept to the ANC 6B Planning and Zoning Committee on November 1st. They will continue engaging with the community in preparation to submit the plans to the Office of Planning as part of the Large Tract Review application process.

If all goes according to schedule and approvals and permits are secured in a timely fashion, demolition on the existing Safeway could begin in 18 months; construction would take an additional 18-24 months to complete, resulting in delivery in three to four years.
