30 Apartments Proposed for Arlington Parking Lot Site

A new infill development is on the boards for Arlington County — this time, in the Nauck neighborhood.
The owner of the parking lot at 2608 Shirlington Road (map) has filed a conceptual application with the county for what would be a five-story, 30-unit development. The unit mix would be 24 one-bedrooms and eight two-bedrooms; three of the units would be affordable.

There would be a second-floor courtyard with a pool, 12 bicycle spaces, and 35 vehicular parking spaces (some tandem). Twenty-four of the units would have private outdoor space. SMBW is the architect.
The application seeks an exception to use a reduced parking ratio, exceed the allowable penthouse height, and add less than 600 square feet of density below-grade and on the penthouse level.
The developer is also trying to purchase approximately 1,100 square feet of land from Arlington County that fronts the property and was previously used as a railroad right-of-way.
