More development is hitting the boards near the Clarendon Metro station.
Orr Partners has filed a preliminary site plan application with Arlington County to replace the Joyce Motors auto repair shop and surface parking lots at 10th Street N and N Irving Street (map) with an 11-story mixed-use development, delivering 239 apartments above retail. The project will also include 198 parking spaces on three below-grade levels.
The unit mix includes studios to two-bedroom units, and amenities include a dog wash station, second-floor courtyard, bike room, and a roof deck and club room on the 10th floor.

Because the Joyce Motors building is identified as "Essential" on the Arlington Historic Resources Inventory, the applicant is also working with county staff to ensure its status is properly acknowledged. Constructed in 1949, the building is not identified for preservation in the Clarendon Sector Plan.
Antunovich Associates is the architect; additional renderings are below.
