10 Units to Replace a Detached Home on the Brookland Border

While some DC neighborhoods support permanent surface parking use for mixed-use -zoned lots on major corridors, on the opposite side of the city, a single-family lot may be slated for denser development.
Dilan Investments is seeking a special exception to replace a detached single-family house at 1818 Rhode Island Avenue NE (map) with a 10-unit residential building. The four-story building would have a habitable cellar level, a skylit atrium, and an interior elevator. There would be six one-bedroom units, and the remaining units would be two-bedrooms.

The Brookland site is zoned for mixed-use, and while there are detached houses on either side of the subject property, there is a multifamily building two doors down and smaller commercial properties on both sides of the street.
The requested special exception is to forgo providing parking due to a lack of alley access; the Cole Group-designed project would typically require two parking spots. A zoning hearing has not yet been scheduled.
