Boutique Condo Projects Selling Fast in Columbia Heights
The Crest
CityBiz Real Estate reported last late week that The Crest, a 9-unit condo project at 3517 13th Street NW in Columbia Heights has sold out. The project, from Valor Development with sales by Urban Pace, started selling in the spring.
The Crest is just one of a handful of smaller condo projects in Columbia Heights that has sold out relatively quickly over the last year, evidence of the neighborhood’s increasing popularity among condo buyers with a sub-$500,000 budget as well as a growing preference among these buyers for boutique condos in the city.
In late April, the final condo at The Gracie, a four-unit development from Lock 7 Development at 1470 Chapin Street NW went under contract, after the project had been selling for 35 days. At the end of 2010, a two-unit project from Capital City Real Estate at 3552 13th Street NW was sold out in about a month, and earlier in the year, The Matheson, a 7-unit row house conversion from CAS Riegler at 1451 Harvard Street NW, sold out in about two months.
While just outside the Columbia Heights borders, it is worth noting that all four units at 1724 Park Road NW, a solar condo project in Mount Pleasant, were under contract within three weeks of hitting the market at the end of May.
