The Woodley Wardman: New Condos Amidst Old Money

A new condominium development recently broke ground in a section of DC where developable land is almost non-existent. The Murillo/Mulnati Group has begun construction on the Woodley Wardman, a 39-unit, two-building condo project in Woodley Park, a well-established “hood” where new condo projects are about as rare as a lion escaping from the zoo.

Located at 2816-2822 Connecticut Avenue NW (map), the Woodley Wardman will be one of the first modern offerings in a neighborhood where housing inventory consists largely of early-20th century row homes and towering (by DC standards) apartment buildings along Connecticut Avenue. Once complete, the development will consist of four restored historic Wardman row houses that front Connecticut Avenue, and a new seven-story tower that will sit behind them.

On track to deliver this summer, the development will offer 33 different floor plans for studios, one-bedrooms, two-bedrooms and three-bedrooms. The units will range in size from 435 square feet (for the smallest studio) to 2,225 square feet (for a penthouse unit). Features will include under-cabinet task lighting, Elfa closet shelving systems, floor-to-ceiling windows, and the penthouse units are even “hot tub ready.” All units will be pre-wired for cable, satellite, high speed internet, and flat panel TVs, and will include built-in iPod and iPhone docking stations, security systems, and individually controlled HVAC systems.

The buildings will include private rooftop terraces and balconies, and a public courtyard. Deeded garage and surface parking will also be available. Michele Topel, VP of sales for Urban Pace, told UrbanTurf that about half of the 39 units have already sold. Prices start in the mid-$400,000’s for one-bedrooms and $500,000’s for two bedrooms.

    Urban Pace isn’t too good at returning calls or emails. I had tried to get information back in April and didn’t hear back till December.

    I think Tutt, Taylor used to handle the marketing for this development, so the delay in Urban Pace not getting back to you may have been due to the transition. Either way, the places sound nice.
