The DC Neighborhoods With The Best Price Appreciation in 2016

As summer winds down and the seasonal housing market comes to an end, UrbanTurf is taking its bi-annual look at the neighborhoods across the city that have seen the highest price appreciation this year.
In the table below, we outline the eight neighborhoods in the city that saw the largest home price appreciation in 2016. In order to qualify for the list, a neighborhood had to record at least 20 sales this year. UrbanTurf used legal subdivision statistics from RealEstate Business Intelligence to compile the list.

The two neighborhoods leading the way are on opposite sides of the city. Marshall Heights, a neighborhood to the southeast of the Benning Road Metro station, saw a 50 percent increase in prices between 2015 and 2016. Coming in second is Colonial Village, an area abutting Chevy Chase DC, where prices rose 29 percent year-over-year. Rounding out the top five are Spring Valley, Kent, a small Northwest DC neighborhood adjacent to Palisades, and Deanwood.
