10-Unit Development in Hill East Will Move Forward By End of Year

Two years after facing opposition from neighbors and the zoning board, the residences above La Lomita restaurant in Hill East are moving forward.

The owners of the Mexican restaurant will start construction of a mixed-use development at 1330-1336 Pennsylvania Avenue SE (map) in December, delivering 10 residential units to the site.

While the plan would have required five parking spaces when initially proposed — spaces that the owners requested an exemption from — last year’s zoning amendments omit the need for parking relief as the site is 500 feet from the Potomac Avenue Metro station.
The project, designed by PGN Architects, will have 4 one-bedrooms, 5 two-bedrooms and a three-bedroom unit atop the restaurant and 3,800 square feet of retail.
