Preliminary Plans in the Works For 150-Unit Capitol Hill Project
Insight Property Group is in the very early planning stages for a new residential development that could bring 150 to 160 new residences to Capitol Hill.
The development firm has been engaging the community in discussions for a four-story project that would replace the Bowie’s Trash Facility and the Signature Collision Body Shop on the 1300 block of E Street SE.
“We think the new project will be approximately 150 to 160 units made up of one, two, and three-bedroom units,” Insight’s Trent Smith told UrbanTurf. “There will be some residential use in the penthouse space that will be set back almost 30 feet from all of the critical edges, so from a shadow perspective, it will minimize the impact on light and air for the neighbors.”

If the development has somewhere in the range of 150 to 160 units, the total number of parking spaces would be approximately 75 to 80. Insight hopes to file a planned unit development later this fall.
The four square block area around where this development would be located has a lot on the boards in terms of new residences. Insight and Federal Capital Partners have plans to redevelop the Buchanan School at at 1325 D Street SE (map) into a project with approximately 70 condos and rowhouses. OPaL has also filed plans to build a development called Watkins Alley that would consist of 30 three-bedroom townhomes, eight flats and six lofts around 1311 E Street SE (map).
