Monument Realty's 133-Unit Chinatown Project Gets Approval
On Tuesday, the Board of Zoning Adjustment (BZA) approved the 11-story, 133-unit residential project that Monument Realty has on the boards about half a block north of the Verizon Center (map).
The development received approval for a variance from the closed court width and area requirements for the site as well as a special exception from several of the setback roof requirements. The BZA denied the relief requested for select setbacks as it determined they run counter to interpretations of the Height Act.

The development, designed by Hickok Cole Architects, will consist of residential units in the existing townhouses at the site and a building with studio, one-bedroom and two-bedroom units above those properties. The second level of the proposed development will have a gym and amenity space for residents and an “Asian Living Arts Center” will be constructed on-site to host cultural and educational programming. Three levels of below-grade parking will provide 100 parking spaces for the new project, and there will be a bicycle room for 64 bikes.
There are thirteen buildings on the site of the proposed project, and eight of those properties are contributing structures to the Downtown Historic District. Seven of the eight buildings will be incorporated into the new development.
