Too Many To Count: Residential Projects in the Works for the Rosslyn/Ballston Corridor
Last fall, we outlined the residential developments on tap for the H Street Corridor and 14th Street. Now, we head across the Potomac to look at what is on tap for the Rosslyn/Ballston Corridor and the surrounding areas. Without DC’s height restrictions, these new developments will tower, while bringing almost 2,700 new residences to the area.

Developed by The JBG Companies, Sedona and Slate will bring 479 units to the south side of Clarendon Boulevard, near North Ode Street (map), in the form of townhomes and high-rise units. The two towers will be constructed first, followed by the townhomes. Construction started in January 2011 and the units are set to deliver by 2013.

Another JBG project, this proposed mixed-use development at 1901 Fort Myer Drive (map) will turn two office buildings into one million square feet of retail, office, residential and hotel space, with a total of 302 residential units. The project (where the two buildings are expected to rise 20 and 24 stories) is still in the preliminary planning stages, with construction several years out.

The Vistas at River Place South
With The Vistas, owner Waqas Ali will be creating eight penthouse condos on the 11th story of the existing River Place complex at 1011 Arlington Boulevard (map). The window-heavy, modern construction will give residents views of the Potomac and into DC. Construction began last June and delivery is expected soon.

Have we mentioned JBG yet? The next project from the firm on the list will also be its tallest in the area; Central Place will consist of two buildings that reach 31 and 30 stories high at Wilson Boulevard and North Lynn Street (map). While the slightly taller building will be filled with offices, the second building will contain 350 residential units. JBG plans to start building in the second quarter of 2012.

Gaslight Square is a luxury condo project from DC developer Jim Abdo, located at Clarendon and North Quinn Street (map). With some units selling for more than $1 million, all 117 condos will have private elevator access and a lofty, modern feel. Sales have begun and the units are set to deliver later this year.

Insight Property Group will be creating 67 units at the site of an apartment building at 1200 North Rolfe Street (map). It’s yet to be determined if the units will be condos or rentals, but the building will have amenities like a fitness center, bar, lounge and billiards room. Delivery is estimated by the end of the year.
Just south of 200 apartment units are planned for a mixed-use project at 1900 Wilson Boulevard (map), which is set to deliver late next year. The apartments will sit on top of almost 25,000 square feet of ground floor retail.

Developed by Erkiletian, The Tellus will be a 16-story, 254-unit apartment building at 2009 14th Street North (map), currently the site of an old apartment building. The new mixed-use building will also include office space and retail. Construction, expected to start back in 2010, has been delayed a few times, but could start this year.

Sometimes referred to as Washington View, this mixed-use project at 2001 Clarendon Boulevard (map) will have 154 residential units and 30,000 square feet of retail. With a rooftop pool and garden, and views of the Washington Monument and the Cathedral, this building is estimated to deliver in 2013.

A Virginia Square development is in the works for Fairfax Drive near North Lincoln Street (map). The 2.5 acre mixed-use development will be constructed in two buildings connected by a glass sky walk, with a total of 534 units. The project is still in the planning stages.

Founders Square is set to bring retail, residential, office and hotel space to 4000 Wilson Boulevard (map). The residential building will rise 17 stories and include 257 units. Construction should be starting soon and the new project could deliver by the end of 2013.

The Crimson on Glebe is a six-story residential project currently proposed for the intersection of N. Glebe Road and N. Carlin Springs Rd (map). The proposal calls for 150 apartment units with ground floor retail. Developers Crimson Partners has hired Lessard Group as the architect and partnered with Washington Real Estate Investment Trust. Construction is expected to start soon, with hopes of delivering by the end of 2013.

Thanks for this. It will only be a matter of time before the area becomes so over saturated with condos that some of these end up getting converted to condos! Anxiously awaiting which ones those will be!
interestingly so much in the pipeline in N arlington, but nothing in S arlington. Wonder why. And how close is the rosslyn-ballston corridor to build out?
And when will saturation lead to rents falling?
the article focused on north Arlington, not on south Arlington; there are developments underway at Pentagon City and along Columbia Pike.
the R-B corridor has a few vacant parcels but many “soft sites,” land that isn’t being used to its full potential. many of those are low-rise commercial buildings, especially around Clarendon metro, but some are taller; note that the Rosslyn Gateway project (#2) will replace 12-story buildings with something twice as tall.
What about South Arlington? This area is the next big thing seeing that Rosslyn, Court House, Clarendon and Ballston are already developed (and there are no big surprises as we already know there are new condos sprucing up everywhere). Columbia Pike is where the focus should be as it is geographically the closest point to DC. There are already signs of new development. Please do a piece on Columbia Pike and it’s future!

I wasn’t looking only at this article, but at the pipeline. There are three completed projects on Columbia Pike - if there is anything under construction, or planned, please let us know, cause I’m not aware of it.

Thanks, this is incredible—but disheartening. At the moment prices are skyrocketing out of control up and down the R-B Corridor. I’m not sure who all these people are that can afford $800K 700 sq ft condos and $3K/month single bedroom apartments, but unfortunately I’m not one of them.
