Two-bedrooms in Dupont Circle typically average around $500,000, so to find a unit that size for $200,000 less than the average price, we felt compelled to feature it. This lower level two-bedroom is listed at just $299,000 in a building that is about as centrally located as you can get in Dupont Circle. The condo has been fully renovated with a stainless and granite kitchen and a new bathroom.     One thing is for sure. You are definitely not going to find a lower-priced two-bedroom in this neighborhood. I have been looking for awhile.

    There must be a dead body in there or something.  Under $300k for a 1 BR is a steal in Dupont - 2BR is pretty much unheard of.

    well it’s a basement unit.  I’m not sure how other people feel, but you would have to pay me a ton of money to live in a basement unit.  That and give me free massages.  I lived in a basement unit for 6 months a few years back before I knew better, and those were the worst 6 months of my renting life.  I would never do it.

    Who wants to live in a basement and old building? Just because it is two bedrooms doesn’t mean any thing. It is probably very small two bedroom any way. The only thing that you are selling is location. I already feel depressed by the idea of living in a basement and low ceiling.

    Yeah, it’s probably a bad sign when there aren’t any photos of the “bedrooms” on the actual listing. Who knows, they might even be windowless, which in a basement would be a dark, claustrophobic nightmare.

    There’s always a reason for non-foreclosure lowball pricing, and usually it’s not pretty.

    I looked at the rest of the pictures, and they had a picture of a blue stuffed shark… I went to another unit that had said shark when I was looking for condos. I think these people specialize in decently staged overpriced shitholes.

    I went by the open house this weekend, and the unit is actually quite decent. It is a lower level, but it is similarly-sized to a lot of other 2-bds that I have looked at in the area. I suspect most of those who are speaking ill of basement units haven’t paid a visit.

    And on a side note, I just can’t stand listings that don’t show any of the bedrooms, especially in a 2 BR.

    There are parts of that basement that have concrete support beams that look like they have clearance of about 6.5 - 7ft. Combined with the lack of windows, it’s the definition (for me) of claustrophobia, but I bet to some people it feels snug, like a nest. Good luck to them - can’t wait to see what it goes for…

    Just saw this unit.  It is occupied and not staged, kitchen is nice for a unit of this size & price.  Facing the living room (as in the photo) the BR are to your left, flanking the decent bathroom.  Both rooms do have a window, the BR on the right has a big closet, the other closet is decent. Both rooms nearly filled by queen beds.  In the main living area there is another decent closet.  Those windows you see above the sofa are immediately on the alley,the surface of the alley lines up with the bottom of those windows.  The laundry room is directly across the hall, the basement hallway is not great, very basement-ish.
