Best New Listings: U Street Corridor, Chevy Chase, and LeDroit Park

In this week’s edition of Best New Listings, we look at a two-bedroom in the Lincoln Condominiums, a three-bedroom Chevy Chase rancher, and a LeDroit Park row house with square footage to spare.

At the Lincoln on the U Street Corridor

This two-bedroom, two-bath condo is located in the Lincoln Condominiums, a 176-unit building that spans an entire block north of U Street and east of 12th. Square footage in this unit is concentrated in the living room, which opens to a balcony, but the master bedroom is very comfortable, with well-sized windows and a walk-in closet. The second bedroom is small and is currently being used as a nursery. The apartment was built in 2000 and the finishes and hardwood floors remain in good condition. Recently Renovated Three-Bedroom Rancher in Barnaby Woods

In 2011, this three-bedroom in the Barnaby Woods neighborhood (on the edge of the DC/MD border) underwent a renovation that corrected a design scheme deemed too modern for the 1950’s home: the owners created a more traditional kitchen, installed crown molding in many rooms, installed built-in shelving in the den and replaced flat wooden doors with traditional, paneled doors throughout the house. The home has a number of living areas, including a large living room, den and family room, and the three bedrooms are all spacious enough for Queen-sized beds.

With an in-law suite, a master bedroom with 20-foot ceilings and parking for four cars, the 3,510 square-foot home definitely feels spacious. There are some dramatic trimmings throughout, like stone columns in the dining room, a chandelier in the master bedroom, arched doorways and crown molding, and the working fireplaces and exposed brick add charm typical of row houses in the city.

    The Ledroit home is overpriced! There are two homes on the market near it that are way better and priced lower. 1914 3rd St NW and 321 T St Nw Washington Dc# 20001. Both of these have better kitchens and layout; why would you want to pay $875k for a “window” that faces a brick wall?

    Agreed re: overpriced.  However, of the two homes StringsAttached identified, one is a short sale (god only knows what price the bank will accept if it ever comes around to reviewing any offer on the property) and the other is under contract.  Just saying….

    Also, we went to see this house.  Though not my cup of tea, it is unique… And the owner has a lot of pride in the home.  That may explain some of the pricing decision.  Of course, I’m not paying $875K for the house.
