Office, Retail Planned For Landmark National Bank of Washington

Developer Lincoln Property Company and architect Shalom Baranes Associates recently filed an application with the Board of Zoning Adjustment to construct a 130 foot addition to the landmark National Bank of Washington at 14th and G Streets NW which will house office and retail space.
The property in question is a total of six lots at 619 14th Street NW and 1336-42 G Street NW (map), including a small office building that will be demolished.
The applicants are seeking zoning relief to create habitable penthouse space in the addition and exempt the project from ground-floor use percentage requirements. The 12 foot-high penthouse would contain building amenities.

Once redeveloped, the building will contain 7,775 square feet of retail at street level with office space on the floors above. An alley to the south of the property will lead to ground-floor loading area and bicycle parking room, as well as a ramp to underground parking.
The Historic Preservation Review Board granted conceptual approval to the project in mid-November. While previous redevelopment plans for the bank have been approved over the years, there hasn’t been one tenable enough to move forward due to litigation and marketing or logistical difficulties.
