In DC’s oldest residential neighborhoods, upscale renovations of decades-old buildings don’t come often enough, and new construction is rare. So The Bernard, a modern boutique condo renovation at 2339 40th Place NW is a welcome addition to DC’s Glover Park neighborhood, and interested buyers will need to move quickly. Only two of the 17 one-bedroom condo homes are still available.

A low-rise, four-level building originally constructed in the early 1960s, The Bernard has undergone a number of major updates. The approximately 750-square foot units now have kitchens that open to living rooms and include breakfast bars, as well as both glass and dark-wood cabinetry. The living rooms have built-in wall shelving and pre-wired HDMI and electrical outlets prefect for a flat screen. There are KitchenAid gas stainless steel ranges, microwaves, dishwashers and in-unit Bosch washer/dryers, and bathrooms have a modern vanities and showers with body jets.

Buyers looking for a good deal in a modern building in a quaint community will find The Bernard quite appealing. Units are competitively priced from $249,900 to $335,000 and condo fees range from $200-$300/month, with heat, water and gas included. FHA financing is available for all the units, and condo sales and marketing firm McWilliams|Ballard is now offering $10,000 toward closing costs on individual units.

Glover Park has become quite a popular neighborhood of devoted residents over the last two decades. It is quiet and leafy--streets are tree-lined and Glover Archbold Park borders the neighborhood to the west--but still close to Georgetown, Cleveland Park and Dupont Circle. Families flock to the area for its schools, and young professionals love the proximity to the area's restaurants and bars (Town Hall, Bourbon and Breadsoda) popping up on nearby Wisconsin Avenue.

Three model units are currently open at The Bernard. For more information or to schedule an appointment to visit the property, contact agents John Guggenmos (at 202.549.2212 or jguggenmos@mcwilliamsballard.com) or David Blaha (at 202.716.9640 or dblah@mcwilliamsballard.com) for more information.
