JBG Changes Scale for 134-Unit U Street Project, Will Submit PUD Soon

On Monday night, representatives from JBG stopped by ANC 1B’s Design Review Committee to seek approval for their 134-unit 13th Street project in advance of submitting the planned unit development (PUD). The project, at the corner of 13th and U Street NW (map), joins several other JBG developments along the U Street Corridor.
This was not the first time that JBG had been in front of the design committee for this project. Over the summer, the firm presented an earlier plan to the committee in advance of an Historic Preservation Review Board hearing. Though they received approval on the design, some residents were concerned with the height and scale of the development. In response, architect David M. Schwartz brought the height down to 86 feet and set back the seventh and eighth floors. The firm also eliminated plans for a rooftop pool.
Though some area residents still resisted the scale and density, JBG’s representative said that the current building plan is about as small as it can be and still be financially feasible. The committee voted to support the project; JBG will go before the full ANC in December, and is planning on submitting their PUD before the end of the year. Public hearings will occur over the next few months.
In other news, a representative from the team behind the redevelopment of Justice Park at 1421 Euclid Street NW stopped by to update the committee on the status of the project. The 37-unit affordable housing apartment building is on track to break ground in April/May of 2013. The developer Euclid Community Partners is comprised of Dantes Partners, Perdomo Group and Capital Construction Enterprises.
