Edens Seeks Approval to Consolidate Union Market Lots

Edens has been one of the main developers leading the transformation of the Union Market neighborhood, especially in the immediate area surrounding the newly-designated Union Market Historic District.
Now, the developer is seeking to combine a series of adjoining lots within the historic district as a first step toward a larger plan.
Edens recently applied to the Historic Preservation Office (HPO) to seek permission to consolidate the buildings at 1250-1274 5th Street NE (map), allowing openings in the party walls currently dividing the buildings so that future occupants can utilize interior space beyond the existing boundaries.

The two-story buildings in question conform to the uniform E.L. Bullock, Jr. design that characterizes the historic district, with buff brick structures in the Classical Revival style, each with a loading bay. As currently presented, the plans would pave the way for a renovation of the buildings to allow for ground-floor retail and office or retail on the upper floor.
HPO is recommending that the Historic Preservation Review Board approve the application despite reservations that the consolidation could pave the way for future redevelopment that would request additional floors above the current structures. The case will go before the Board later this week.
