Big Price Drop For Halcyon House, DC’s Most Expensive Home

DC’s most expensive home saw a notable price reduction yesterday. The listing price for Halcyon House in Georgetown was reduced by $2.5 million, from $15 million to $12.5 million.

The house, located at 3400-3410 Prospect Street NW (map), was originally listed a few years ago for $30 million, and the price has subsequently dropped a few times. Not unlike Evermay, the massive estate on the other side of Georgetown that sold back in July, the home is now listed for less than 50 percent of its original sales price.

Built in in the late 1700s by Benjamin Stoddert, the home has gardens that were designed by Pierre L’Enfant and at one point was owned by the nephew of Mark Twain. For years, the estate has been used as both a residence and as a venue to host weddings and other lavish events.

    This great property is a victim of bad location..move it over to the West Village and it would be an amazing estate, but that’s the worst corner in Georgetown.  Though it should get a buyer at the price nonetheless.
