by Mark Wellborn

This week’s Best New Listings include a two-bedroom penthouse co-op in Adams Morgan with parking and a three-bedroom row house in 16th Street Heights for under $475,000.

2370 Champlain Street NW, #35 (map)

  • Price: $529,000
  • Bedrooms: Two
  • Bathrooms: Two
  • Square Footage: 1,200

This duplex penthouse in Adams Morgan has about everything you could want for the busy neighborhood. The unit is filled with extra large windows including a nine-foot window in the kitchen that provides panoramic south-facing views The master bedroom has a large walk-in closet and en-suite bathroom with a custom walk-in shower, and the living room has several large custom windows, a wet bar and a gas fireplace. The building also has a roof deck and the listing price for the unit includes a garage parking space. The unit has an underlying mortgage balance, but this actually helps the eventual buyer’s cash position because their down payment will be based on the amount after the mortgage is subtracted out. 16th Street Heights Three-Bedroom For Under $475K

5502 13th Street NW (map)

  • Price: $474,900
  • Bedrooms: Three
  • Bathrooms: 2.5
  • Year Built:1920

As noted in previous posts, we consider 16th Street Heights to be one of the frequently overlooked gems when it comes to DC neighborhoods. This three-bedroom row house may sit on the outskirts of what some consider to be the true neighborhood boundaries, but it still has many features that remind us of some of the bigger houses that the area is known for. The property has a large main level including good-sized living and dining rooms and a rear sun room. The second level has a master bedroom that has been expanded, and a second bedroom that has another small sun room off of it. The lower level of the home has been fully finished and there is a large garden in back. For the full listing, click here.
