San Diego Live/Work Spaces Are Micro, Too
A small residential development in San Diego combines two housing trends: Small area living and live-work spaces. The eight-unit development, called La Esquina, was recently written up in Dwell Magazine.
The 450 to 595 square foot units combine a double-height space with one or two lofts. Residents live on the bottom level, sometimes with a bed in a sleeping loft; the other mezzanine or loft space is used as a studio. The tenants are art and architecture students at the nearby Woodbury University, according to Dwell. Hector Perez, a professor at the university, developed the project, which leased by word of mouth before it even opened.
There aren’t many live/work developments in the DC area — the most prominent one is likely the 41-unit Artspace Lofts in Brookland — but individuals do carve out live/work spaces out of rowhouses with ground-floor retail or other unique properties.
And just recently, the Arlington County Board announced its approval of a new development in Clarendon, 10th Street Flats, that will include nine live/work units. The units flip the layout Perez used in his San Diego development; they will have storefront office space with a mezzanine-level living space. And the live/work units will be larger at about 880 square feet per unit.
