The Arlington County Board has approved JM Zell Partners plan to redevelop two vacant office buildings at 601 and 701 12th Street S. The firm will transform the complex into a mixed-use residential project with 6o7 apartments and nearly 31,000 square feet of retail. The proposal, designed by Arquitectonica, will also have a half-acre public plaza that connects to the Metro. Rather than demolish the two 1980s-era office buildings, which have sat vacant for four years, the Arquitectonica-designed project will gut and reclad the existing structures while adding two new residential wings, along with a half-acre public plaza connecting to the Metro. The adaptive reuse approach replaces a far larger redevelopment approved for the site in 2024 — up to 1,675 units across new towers — that the applicant deemed commercially unviable.
