DC-Area Rents Are Flat, But More Than Half of Listings Now Come With a Freebie

Rents in the DC area are barely budging even as the concessions keep piling up. 

The typical asking rent in the DC area hit $2,448 in June, up just 0.1% from a year ago, according to Zillow's latest rent report. That near-flat growth reflects a metro area where new supply has kept landlords from pushing rents much further.

That flat rent growth is coming with a lot of sweeteners attached. More than half of DC-area rental listings — 54.8% — offered a concession in June, up 4.2 percentage points from a year earlier and well above the 39.7% national average. Concessions typically mean a free month's rent, waived fees or free parking. DC ranks among the more concession-heavy major metros nationally, trailing Sun Belt metros like Charlotte (67.1%) and Denver (65.9%) but running well ahead of tighter markets like New York (17.2%) and Boston (29.5%).

The bigger picture, per Zillow, is a rental market nationally that's benefiting from a multi-year apartment construction boom: more units have meant more competition for tenants, keeping a lid on rents even as demand holds steady. The typical U.S. rent household now needs an income of $78,600 to comfortably afford rent, up 2.1% year-over-year; in DC, that figure is $97,916, reflecting the metro's higher price point. Zillow's researchers note that markets that built the most are now delivering the biggest breaks to renters — a dynamic that's held true in the DC area, where an active pipeline of new apartment deliveries over the past few years has given renters strong leverage relative to rents themselves.

Looking ahead, Zillow expects the rental market to gradually tighten nationally as the pace of new apartment completions slows, with net absorption holding steady. For DC renters, that likely means today's elevated concession environment won't last indefinitely — but for now, the combination of flat rents and abundant freebies makes the metro one of the more renter-friendly major markets in the country.
