As currently proposed by Toll Brothers in coordination with the development team handling the Northwest One property, the planned-unit development (PUD) for the 6.7-acre site bounded by First and North Capitol Streets and L and M Streets NW would deliver 1,131 housing units and 19,100 square feet of retail across four buildings in two phases. 122 of the apartments delivering in the first phase will be for returning Sursum Corda households. There will be a total of 199 affordable units across the entire development affordable to households earning up to 80 percent of median family income (MFI), with the allotments at various income levels averaging out at up to 60 percent MFI.
