Cox Development Group has filed an application with the DC’s Board of Zoning Adjustment seeking approval to construct an 18-unit, three-story building at a trio of vacant lots at 1444-1454 Alabama Avenue SE. Under the proposal, half of the building's units would be set aside as affordable housing under a Department of Housing and Community Development covenant, far exceeding the city's standard Inclusionary Zoning requirement of just 10% of gross floor area. The overall unit mix leans family-friendly, with four one-bedroom units, ten two-bedrooms, and four three-bedrooms. The development will have 9 parking spaces, a bicycle storage room, as well as a somewhat rare amenity: a playground.
