The 8-unit proposal at 1323 10th Street NW takes a creative approach to the city’s RF-1 zone, which permits two units by right on a lot. Rather than stacking units vertically, 2Plys Architecture + Development has arranged them back-to-back across four lots, with one unit on each lot facing 10th Street NW and its counterpart facing Naylor Court NW — the historic brick alley that runs behind the site. That orientation gives the Naylor Court-facing units their own distinct entrance and facade. The residences are generously sized, ranging from roughly 2,000 to 3,000 square feet depending on how space in the alley-facing structures is allocated between units. Rounding out the program are two-story accessory buildings situated at the rear of each lot. A shared walkway and driveway running through the middle of the site will connect to a central motor court tucked between the main houses and the accessory buildings, creating a private interior courtyard for parking and resident use.
