Potomac Development Group and Landmark Realty have filed plans for a new multifamily development on a roughly two-acre site situated across from the Chevy Chase Lake development on Connecticut Avenue. The Flats at Columbia would deliver up to 134 residential units, making it one of the more significant infill developments to advance within the Chevy Chase Lake Sector Plan area in recent years. Of the 134 units, up to 21 would be designated as Moderately Priced Dwelling Units (MPDUs), representing at least 15% of the total. The project would eliminate all existing surface parking and replace it with a structured garage accommodating roughly 157 spaces, along with a small number of surface spots for visitors. In a nod to the neighborhood's history, the development team has committed to installing signs commemorating the former Chevy Chase Lake Trolley Station, which once occupied the site.
