A 1 million sq. ft. mixed-use development adjacent to the Brookland Metro and south across Michigan Avenue from Catholic University. The spine of the development runs along Monroe Street, between Michigan Avenue and 8th Street. Ground floor retail, totaling over 80,000 sq. ft., flanks both sides of Monroe with residential apartments above. A $75 million joint investment fund of Bozzuto-Pritzker made an undisclosed equity stake in the project in the summer of 2010. The project will also include 45 townhomes. The retail includes a mix of neighborhood-serving small, eclectic shops and restaurants: Busboys and Poets, &pizza, Barnes & Noble, Brookland Pint, Filter Coffeehouse, The Bike Rack, and more.
