In this installment of UrbanTurf Reader Asks, a reader inquires about specifics related to the DC Tax Abatement program and the experience of dealing with the DC Office of Tax and Revenue. I was curious about UrbanTurf's readers familiarity with the DC tax abatement process from when you apply for it to when it actually happens. I am curious about the experience of applying for it and how it was working with the DC Office of Tax and Revenue. UrbanTurf wrote about the tax abatement program back in May. The program offers a five-year exemption from paying property taxes for eligible buyers in the District. In addition, it exempts the purchaser from the 1.1% transfer and recordation taxes paid at closing, and provides the possibility of an additional 1.1% credit from the seller.     A friend has gone through the process and with minimal hassle dealing with the DC govt, completed the process without a issue. I will try and get her to comment.

    I received the abatement when I bought my first condo.  It was super easy and I filed the paperwork at closing.  If I remember correctly, it was a simply worksheet and the income requirement is a one time qualifier so no worries if you get a raise after qualifying!!

    Just remember—if you move out or rent it out or whatever, you MUST cancel the abatement.  That is also easy—just write a letter saying you moved.

    Not paying property taxes is really nice and so worth the paperwork.

    Is this the Homestead Act reduction or something entirely different? Can someone clarify?

    The Homestead Reduction is something different. It reduces a property’s assessed value by $67,500 before annual taxes are calculated. It is available to owner-occupied properties in buildings of five units or fewer.

    When my wife and I bought our house there was a tax abatement in place. We don’t qualify for the abatement, but it stays in place until 9/30 after you close. So, we got the benefit of the abatement for 1 year, but now the amount being held in our escrow account and the amount we put in each month won’t cover the tax bill that will come in March. I’m glad we figured this out, because if we hadn’t we would just unexpectedly have a couple thousand dollars to pay in taxes.
