Upside Down Under Contract: From 81 Days in Logan Circle to Under a Week in Wheaton
For this edition of Under Contract, UrbanTurf revisits two homes that defied typical expectations for their locations: a historic home in Wheaton that sold within a week and a Logan Circle rowhouse that sold in 81 days.
A Two-Bedroom Twofer on Swann Street
The listing price on this semi-circular rowhouse located on the border of the Dupont and Logan Circle neighborhoods was lowered a few times between when it was originally listed in mid-September and when it went under contract last week. The building is actually comprised of two duplex two-bedroom units that, between their layout and finishes, are two sides of the same coin, with open floorplans, minimalist kitchens, rear balconies, functioning white-brick fireplaces, and wide rounded bay windows in the living rooms and master bedrooms. The residences are differentiated by architectural features such as skylights in the upper unit and a decorative fireplace nook in the second bedroom of the lower unit.

One of 58 Charles Goodman Homes Sells in Six Days
This two-bedroom mid-century house comes with a history of its own. Located in the Hammond Wood subdivision of Wheaton, the 882 square-foot house is one of 58 designed by prominent architect Charles Goodman. The house is flooded with natural light, taking advantage of a southern exposure with near-floor-to-ceiling windows in both bedrooms and in the main living area, where an accent exposed brick wall interrupts the angular array of glass. This room and the second bedroom also provide access to the rear patio and stonewalled backyard. The home found a buyer less than a week after hitting the market.
