Under Contract is stocked this week with a number of properties featured on UrbanTurf that have gone under contract or the listing status has changed to sales pending in the last week or so.
1910 Restored Three-Bedroom Wardman in Columbia Heights

This three-bedroom listing is located on Holmead Place in Columbia Heights and was featured in Best New Listings about two weeks ago. It spent just about seven days on the market before there was a sale pending on it. Many renovations in the neighborhood are complete gut jobs, but this home was rehabbed while maintaining a lot of its century-old features including the exposed brick, doors, transoms, and crown molding. The house also has a fully renovated basement, a large landscaped backyard, a bluestone patio and parking for two cars.

Looking Down the Well in Capitol Hill
Built in 1910 as a two-unit flat a couple blocks north of Lincoln Park in Capitol Hill, this 3,150 square-foot three-bedroom home (converted in 2001) garnered a lot of attention when it was featured as This Week’s Find a couple weeks ago. Much of the attention for the property, which was on the market for just over a week, was because of the centered window well (shown above) that was originally used as a light and ventilation source. When the property became a single-family home, the well was preserved and now runs from the top floor down to the main level. As for the listing’s more traditional features, it has a large main level with a breakfast room, a rear deck (that leads to a small backyard) and a large living room and kitchen. There is also a large lower level with an outdoor seating area.

One-Bedroom Co-op at Intersection of Adams Morgan and Mount Pleasant

This 650 square-foot co-op sits in a building right at the intersection of Adams Morgan and Mount Pleasant just off of Columbia Road. We featured it in Best New Listings towards the end of March, noting that most of the square footage is configured in the main living area. The monthly fees include taxes and heat, and unlike a lot of co-ops on the market, there is no underlying mortgage. The corner unit lasted just about two weeks on the market.

Two-Bedroom Loft Near The Torpedo Factory in Alexandria

Aside from the Wooster and Mercer Lofts, the complex across from the Torpedo Factory in Alexandria where this two-bedroom unit is located is one of the few projects in Northern Virginia that offers loft residences. The 1,400 square-foot two-bedroom unit has a spacious living area with large windows and skylights, all new kitchen and bathrooms, a wood-burning fireplace and a garage parking space. UrbanTurf featured it in What $675K Buys You in early March, and it was off the market in just about a month.
