These 7 Maryland Suburb Zip Codes Are Seeing the Biggest Price Gains in 2026

UrbanTurf is once again taking its semi-regular look at the areas around DC that have seen the highest home price appreciation so far in 2026. Today, we look at the close-in Maryland zip codes where prices have risen the most.

In the table below, we outline the areas that have seen the largest percentage increase in home values this year, based on year-to-date median sold prices through June.

The zip code where home values have risen the most so far this year is 20812, the tiny enclave of Glen Echo, where the year-to-date median sold price has climbed to $1,251,000, up nearly 23% from a year ago. Not far behind is 20852 in North Bethesda and Rockville, where prices are up over 19%.

Just outside the District line, 20781 (Hyattsville) and 20712 (Mount Rainier) both posted gains in the mid-teens, continuing a run of strong appreciation for those close-in Prince George's County communities. Kensington's 20895 rounded out the top half of the list with a 14.2% increase.

Two well-known Bethesda-area and Silver Spring zip codes closed out the list. 20814, home to downtown Bethesda, saw prices rise just over 10%, while 20902 in Silver Spring posted the most modest gain of the group, at 5.5%.
