In our last development rundown, we checked into H Street, where at least 1,076 units are set to come online in the next few years. This week we’re looking at Union Market, the cousin of both H Street and NoMa, where development is starting to pick up in an area that will need to be entirely rezoned for the community and developers’ visions to be realized. Developer Edens has a starring role in most of the projects planned for the area.
Broadly, we’re defining the fledgling Union Market neighborhood as the area west of West Virginia Avenue NE, east of New York Avenue NE, south of Mt. Olivet Road and north of Florida Avenue. Gallaudet University takes up about half of the area and announced late last week that it has selected developer JBG to lead a reinvention of its space facing Union Market on 6th Street NE. Here’s a look at what else in the works:
The star of the show when it comes to development near Union Market is this massive mixed-use project, which Edens is working on in collaboration with Level 2 Development and architects Shalom Baranes Associates. The 11-story, 110-foot development will have about 40,000 square feet of retail and 420 to 520 residential units. The units will range in size from studios to three-bedrooms.
Union Market itself may be getting revamped amid all the construction. The building is slated to get an addition of a movie theater — likely the planned Angelika Film Center — and about 100,000 square feet of office space, per a filing with the Zoning Commission. Edens, Shalom Baranes Associates and Mahan Rykiel Associates are behind the project, which may ultimately include a second mixed-use phase featuring office, retail and even residential uses.
Edens and Sang Oh Choi are planning a 170 to 216-unit project with a significant affordable housing component and approximately 27,500 square feet of retail space at 340 Florida Avenue NE (map). The site is close to the recently-completed Elevation at Gateway and adjacent to a Burger King where Level 2 plans a mixed-use building. The developer is seeking restaurants for the retail space, as well as a specialty grocer.
Level 2 Development is in the early planning stages for a mixed-use, multifamily project on the site of the Burger King at 3rd Street and Florida Avenue NE (map). The building could include about 6,000 square feet of retail and 200 or so apartments, though details have not yet been filed with the Zoning Commission.
This project at the intersection of New York and Florida Avenues NE (map) is nearly complete and has started leasing up. Units start at $1,849/month, but the project has been offering incentives during initial lease-up. The 11-story, 400-unit building bridges NoMa and the Union Market area.
