The Townes of Shirlington Release First Phase of Townhomes

The Townes of Shirlington

Shirlington has been coined an urban village for years now, and its growing residential and retail sectors seem to be in the news on a monthly, if not weekly, basis. The latest residential project in the area to garner buyer interest is The Townes of Shirlington.

Developed by Elliott Burka and Michael Griffin, the three and four-bedroom townhomes are located on Garfield Street in the neighborhood of Nauck, which for years was home to older residential properties, warehouse-style operations and abandoned buildings. The first four all-brick homes in the project started selling a couple weeks ago, and we understand that open houses have been packed ever since.

Location - 2250 Garfield Street (map). The Townes of Shirlington are located about one minute from the Glebe Road exit off I-395. The driving time to downtown DC is about seven minutes with no traffic. The townhomes are also just about a mile from the shops and restaurants of Shirlington Village.

Living Space - The floorplans of the townhouses range from 1,950 to 2,200 square feet. In addition to nine-foot ceilings, hardwood floors and high-end kitchens, the homes have a variety of energy-efficient features including insulated double-pane windows and front doors and Trane gas furnaces. Also, every home in the Townes is pre-wired for Verizon FIOS.

Price Range - There are three different models available for purchase at the Townes, including three and four bedrooms priced from $449,900 to $499,900.

Parking - Each townhouse comes with two garage parking spaces.

    Michael Griffin has been trying to sell these units for years.  He had trouble even keeping renters in them when they were brand new.  They are poorly designed and over priced for an area with a known major drug problem as reported on Good Morning America.  If you can’t move 13 units in 3 years you know you have a bad property.  The sale price has dropped 200K since the original offering.  He screwed his few renters he did have and from what I hear was a terrible landlord trying to charge them for simple repairs.  I’ll consider buying one when they get down to 200K a piece, and even then I don’t know where to store basic items in a 4 bedroom 4.5 bath unit with no yard or even a balcony much less storage space.

    I started living here after the units were first put on the rental market. That was when the sales market crashed. The landlord is great and the homes are VERY NICE!  “Steve” has no clue what he is talking about and is not telling the truth. There are 12 units, not 13. Mr. Griffin does not charge the tenants for repairs. Really “Steve”? All of these homes have stayed leased, at times with a waiting list. Oh and another thing Stevie boy, they have not been on the market for three years. Get your facts straight. Sounds like you are jealous and can’t afford anything more than $200K. Maybe you should consider buying in PG or Prince William Co.

    I have thought about purchasing a unit for some time. I have visited the property on three different occasions. I am curious who the builder was that actually built them.  They seem to be built better than a typical spec townhouse I have seen in my home search.

    These units have been marketed for years.  The layout and storage are “unusual,” and that’s being kind.

    I don’t know anything about these townhomes (they look nice in the pictures)but I know the few times that I was at Shirlington I thought it was nice. 

    The first commentor Steve is high.  $200,000?  That won’t get you a townhouse in Manassas much less Arlington.  If you can’t fit your stuff in a 4 bd/ 4.5 townhouse then you will have to move way out and get a McMansion because that is pretty darn big.
