The Coronado: Making a Name for Itself Quietly

Chances are you are not familiar with The Coronado. The 28-unit boutique building at the southern tip of Adams Morgan has not done any advertising and word of its existence is largely through word of mouth.

Despite the lack of marketing, 16 of the 28 units at the development are under contract, and that is without the building even being finished. Completion of the remaining units is expected in the coming weeks, and the remaining 12 units will be put into the MLS soon.

  • Location — 1840 Vernon Street NW (see map here)
  • Living Space — All of the units at The Coronado have very open floor plans with stained oak floors, energy efficient windows, recessed lighting and high-end kitchens. Most of the units have 11’ ceilings (the penthouse ceilings are 14’) and a number come with some sort of outdoor space (balcony or patio). The exact square footage of the units is unclear, but a person familiar with the project estimated that the smallest one-bedrooms are just under 600 square feet and the largest two-bedrooms are around 1,200 to 1,300 square feet.
  • Price Range — One-bedrooms start at around $300,000 and the higher end two-bedrooms with dens start in the mid-$600s.
  • Parking — There are eight underground parking spaces available for $35K a piece. The buyers of two-bedroom units get priority for these spaces.

    Isn’t this the location that got a series in the Post a few years back because the landlord of the rental building was accused of extreme harassment of tenants so they would leave and they could move forward with the conversion?

    That’s correct.  The building was then sold by that developer to the current one.

    I’ve been an avid reader of UrbanTurf during the my hunt for a condo, and I was surprised that there was no mention of the Coronado until now. I signed a contract on a one-bedroom in the Coronado about three weeks ago, based in large part on the location (very close to Adams Morgan and U Street but on a quiet street), quality of finishes, very competitive prices (roughly $500/sq ft), and the attractiveness of the building. I’m not surprised they’ve sold so quickly even before being entered into MLS, though the 2BR’s are, in my opinion, on the pricey side (well above $500K and up).

    I also recently purchased in the Coronado - a 1/1 plus den.  The pre-construction price was very competitive and lower than anything else in the Dupont/Kalorama area.  As of Friday morning, I was told that 19 units had been sold and delivery was expected around late June.
