UrbanTurf is taking its semi-regular look at the areas around DC that have seen the highest home price appreciation so far this year. Today, we look at the Maryland zip codes where prices have risen the most in 2026.

In the table below, we outline the five areas that have seen the largest percentage increase in median sold price between January and August, compared to the same period last year. In order to qualify for the list, a zip code had to record at least 20 sales so far in 2026.

The main takeaway from the table is that appreciation has picked back up in parts of the Maryland suburbs. Last year, no zip code on this list saw prices rise more than 9%; so far in 2026, four of the top five posted double-digit gains.

The zip code where home values have risen the most is the Rockville zip of 20852, where the median price jumped from $532,500 to $625,000. The increase was driven by detached home sales, which rose nearly 28%, as well as an increase in condo and co-op prices, the zip code's largest segment with 193 sales, climbing 7.5%.

Close behind is 20781 in Hyattsville, where the median price rose 17.2% to $535,000. Larger detached homes led the way, with the average price of four-plus bedroom houses up more than 17% year-over-year. Three-bedroom townhouses also saw prices rise 8%.

In 20712, which covers Mount Rainier, the median price climbed 15.2% to $530,000, even as sales fell. Every home sold in the zip code this year was a detached house, and sellers are getting closer to their original asking price, with the average home selling for 97.8% of original list price, compared to 94.4% last year.

Kensington's 20895 is the only zip code on the list where the median price is north of $900,000. The market there has also been especially active: sales are up 22.5% and total sold dollar volume is up 41%. The average price of four-plus bedroom detached houses, which accounted for 110 of the 174 sales, rose nearly 12% to $1.27 million.

The list is rounded out by 20878 in Gaithersburg and North Potomac, the busiest market of the five with 441 sales. Prices there rose a more modest 4.9%.
