The 5 Zip Codes in the Maryland Suburbs With the Highest Home Price Appreciation in 2025

UrbanTurf is taking its semi-regular look at the areas around DC that have seen the highest home price appreciation so far in 2025. Today, we look at the close-in Maryland zip codes where prices have risen the most.
In the table below, we outline the five areas that have seen the largest percentage increase in home values this year. In order to qualify for the list, a zip code had to record at least 20 sales so far in 2025.
The main takeaway from the table above is that home prices are not appreciating as fast as they have in recent years. Gone are the days of 20% and 30% annual increases; this year, no close-in zip code saw prices appreciate more than 9%, a telling statistic about the state of the market.
The zip code where home values have risen the most this year is 20912, which encompasses much of Takoma Park. Rising prices for 3-bedroom detached houses, as well as condos and co-ops drove appreciation up. The next area -- the Bethesda zip code of 20814 -- saw prices rise 8% thanks to prices increasing for larger detached houses.
The list is rounded out with three zip codes -- home to areas of Hyattsville, Bethesda and portions of Silver Spring -- where home values rose by around 5%-7.5%.
