A new home has been proposed for one of DC's vacant triangular lots.

A couple of months ago, UrbanTurf reported on a small triangular piece of land hitting the market in Adams Morgan, one of several $70,000 plots being sold by the same estate. Now, plans for the piece of land are coming to the fore.

Sean Ruppert of OPaL purchased the lot at 1706 Florida Avenue NW (map) and has been working on a design for a single-family home on the site.

The above sketch shows the overall concept for the house as submitted to the Historic Preservation Office (HPO). The proposed home draws less attention to the geometry of the lot than this triangular house on Florida Avenue in Shaw. In this instance, the triangularity of the site didn't necessarily determine the design.

"It's not so much the shape as the size of the lot," Ruppert told UrbanTurf. "The house we have designed is about 1,200 square feet on four levels so each level has its own use, while the only circulation space is the actual staircase."

The turret of the house will contain that staircase, which spirals throughout. The main level has an entry foyer and closet along with the second bedroom and bathroom; the second story contains the living area and kitchen along with a powder room. The uppermost level is occupied by the master suite and a basement level is a rec room with full bath.

Ruppert is currently working with HPO staff to refine the design before it is considered by the Historic Preservation Review Board in September. GPS Designs is the architect. Zoned RA-2, the lot at Florida and V Streets can technically accommodate by-right moderate-density residential, although the site's configuration likely precludes that being feasible.
